Maintaining Impact Windows and Doors in a Coastal Climate

A simple seasonal routine that extends hardware life and protects your warranty.

Quarterly cleaning routine

Rinse frames and tracks with fresh water every quarter, more often within a mile of the ocean. Salt deposits are the leading cause of premature hardware failure in South Florida.

Use mild soap and a soft cloth on frames. Abrasive cleaners and solvents damage factory finishes and can void warranty coverage.

Hardware and track care

Vacuum sliding door tracks and apply a dry silicone lubricant twice per year. Avoid oil-based lubricants, which attract sand and grit.

Test locks and handles seasonally. A door that requires force to latch is usually out of adjustment, and early correction avoids component damage.

Inspecting seals and glazing

Check perimeter sealant annually for cracking or separation, particularly on sun-exposed elevations. Small sealant repairs are inexpensive compared to water intrusion damage.

Cloudiness or moisture between glass panes indicates a failed insulated unit and should be reported while warranty coverage is active.
